Policies
All of our canine and feline guests must have current vaccination information on file at the kennel and must be free of fleas, ticks, and parasites. Flea baths and Capstar will be given at the owner's expense to any dogs or cats who arrive with fleas or ticks. Dogs or cats found to have parasites will be isolated from the population and a fecal sample will be taken to a veterinarian of your choice for analysis and, if needed, medication at the owner's expense.
The following vaccinations are required for lodging, daycare, and grooming. They must have been administered by a licensed veterinarian, and must be given no later than 10 days prior to check in. Unfortunately, we cannot accept handwritten vaccination information from breeders or vaccinations purchased and given by owners. We cannot accept pets who received vaccinations less than 10 days prior to the boarding date.

We require that your pet's current vaccination records are documented in our system prior to your arrival. We suggest that you ask your veterinarian's office to fax this information over to us. Our fax number is 937-962-9441. You may also send the records via email at info@diamondkennels.com.
We will administer your pet's medication for a nominal charge per day for medication. Please be advised that we do not give injections of any kind. It is important that you bring all the prescribed medication/supplements/OTC medications in the original container so we know the exact drug name and dosage. This could be critical information in the unlikely event of an emergency, and we could not get in touch with your veterinarian.
We cannot admit any pet with stitches, bandages, casts, splint, head cone, or open wounds. We cannot accept any pet that is not mobile (unable to walk on their own). These pets have special needs that can be better served in a veterinarian or hospital setting. We cannot accept any female that is pregnant or in season. If your pet starts their heat cycle during their stay and you are unable to pick them up, you will be charged a $50 per day additional charge for cleaning and handling.
In case there is an emergency with your pet while under our care, we will make every attempt to contact you or your emergency contact. When you check in, it is a good idea to make sure that your information on file with us is correct. We will always call your pet's veterinarian office first for care and advice so it is important that you have informed your vet that you have given Diamond Kennels permission to make medical decisions for your pet if you cannot be reached. If your veterinarian is not available during an emergency, we will contact our local after-hours vet or the local pet emergency center (MedVet). If your pet needs to be transported for medical treatment, Diamond Kennels will provide that service for a nominal fee.
Dogs or cats living at the same address can be housed together in appropriate-sized spaces. We prefer to keep same-family pets together because it is less stressful for them. However, Diamond Kennels reserves the right to refuse to house multiple dogs or cats in areas that are too small to comfortably accommodate each dog or cat. Dogs sharing a lodging space are charged full price for the first dog and 20% off for each additional dog in the same space. Cats sharing a condo are charged full price for the first cat and 20% off for each additional cat in the same condo.
All reservations that include 4th of July, Thanksgiving, or Christmas Eve through New Years Day, will require a non-refundable deposit equal to the cost of one day's stay to hold and confirm the dates. Upon check-out, this deposit is credited to your bill. However, if you should cancel for any reason, the deposit is forfeited.
Reservations for The Lodge, The Loft, The Tudor Mansion, The Penthouse, Condos and Burbs+ always require a non-refundable deposit equal to the cost of one night's stay to hold and confirm the dates. If the reservation is cancelled for any reason, the deposit is forfeited; otherwise, the deposit is credited to the bill. No additional deposit is required for holidays for these lodging options.
Our lobby will be closed for arrivals and departures on the holidays listed below, but of course our dedicated staff will still be hard at work caring for your pets every day of the year!

Holidays are a very busy time at Diamond Kennels! Please allow some extra time for checking in or checking out.
We do not board puppies or kittens under the age of five months, or any cat or dog who has not finished the complete round of core vaccinations (Distemper), as well as annual Bordetella and Rabies. These vaccinations must be in place at least 10 days prior to check in.
We hope that you understand that this policy is in place to protect your pet, as their young immune systems are not as strong as an adult dog or cat.
Our resort was designed with FUN in mind for all our guests . . . no matter what the weather is! We have both outdoor and indoor exercise areas. Please be advised that we do not automatically place your dog into group play unless you give us permission to do so. Your dog must pass a temperament evaluation and maintain good canine manners while in the group exercise areas. Owners interested in this option, please ask us about socialization when you check in. There is a socialization charge per day per dog to participate in social play yards. Dogs who exhibit aggressive or dominant behavior in the play yards will not be permitted to continue in socialization. They will still benefit from the same amount of break times, but it will be in individual areas.
Diamond Kennels reserves the right to refuse services to any dog or cat that displays aggressive behavior towards humans and/or other animals. The safety of our guests and our staff is of utmost importance to us, and for that reason, we cannot board animals that pose a threat. We highly recommend that owners of any dog with a history of behavior issues schedule a "Meet and Greet" with us prior to boarding dates to make sure that our environment is a good match for their dog (and that they are a good match for us).
Your pet can be checked in or checked out during any of our open lobby hours (Monday-Saturday from 9:00 a.m.-12:00 p.m. and 4:00-7:00 p.m. and Sunday 4:00-7:00 p.m. only). Guests are charged for the day of arrival regardless of the time of check in. If your pet is checked OUT between the hours of 9:00 a.m.-12:00 p.m., there will be no charge for that day. This option is not available on Sundays. All departures after 12:00 p.m. will be charged for that day’s boarding. We do offer after-hours pickup and drop-off by appointment only. There is a $60 charge per pet for this service.
